Rethinking the Whole House

This extensive Encinitas whole-home remodel reorganized both floors to create a home that would work better for a family of five, now and for years to come.

A Remodel That Touched Nearly Everything

The family wanted to reshape the home for the next stage of their lives, while retaining five bedrooms and creating better spaces for gathering. They came to us with plans and a building permit, but significant planning was still incomplete. Design details and selections needed development, structural engineering required corrections, fire sprinkler changes needed coordination, and proposed changes needed to be resolved before the project could be accurately estimated and responsibly built.

Through Project Development, we turned permitted plans into a coordinated, buildable project, resolving key decisions before construction began.

Moving and Reconfiguring the Kitchen

One of the most consequential decisions was relocating the kitchen to the opposite side of the home, creating more space and improving the flow of the main living areas. The reorganization also created room for a large walk-in pantry and helped reshape the relationship among the kitchen and surrounding gathering spaces.

A Spacious Primary Suite

The primary bedroom, bathroom, and walk-in closet were substantially reconfigured to make better use of the existing space. The new layout created an expansive zero-entry shower, separate vanity areas, and a more cohesive suite.

A Total of Five Bathrooms

Bathrooms throughout the house were reworked as part of the larger plan, from the expansive primary bath to spaces serving family members and guests. A new pool bath added direct access from the backyard and pool area.

Bedrooms and Living Spaces

The remodel retained five bedrooms while reworking several bedrooms and shared spaces to meet the family’s needs. The first-floor living areas were reorganized, the foyer was opened up, and upstairs loft spaces provide additional room for working, studying, and gathering.

One House. Many Interconnected Decisions

A project of this scale isn’t simply a kitchen remodel plus several bathrooms plus a few other rooms. Changes to one part of the house affect what becomes possible somewhere else. The approved plans were a starting point, but thoughtful Project Development resolved structural and technical issues, coordinated interconnected decisions, and established what would actually be built before construction began.
