This is where the project is fully defined—before anything is built.

All architectural design, drawings, and 3D modeling are created in-house. We guide you through key decisions related to layout, materials, systems, and finishes, and coordinate any required professional services such as engineering, surveying, geotechnical evaluation, and records research.

The objective of this phase is clarity: resolving questions on paper so construction doesn’t have to resolve them in the field.

With the project fully developed and decisions aligned, we present a clearly defined project budget tied directly to the finalized drawings, specifications, and scope of work.

Because assumptions have been replaced with decisions, the budget is grounded in clarity and structured to support efficient construction. We also establish construction sequencing and scheduling so expectations are aligned before work begins.

When municipal approvals are required, we manage the permitting process on your behalf.

We prepare and submit documentation to the appropriate building, planning, fire, and engineering departments; respond to plan check comments; and coordinate revisions as needed. In parallel, we finalize selections, confirm lead times, and prepare the project for construction readiness.

This phase ensures the project is approved, coordinated, and ready to build—minimizing delays once construction begins.

Once construction begins, we manage all scheduling, trade coordination, quality control, inspections, and day-to-day logistics.

You’ll receive regular communication regarding progress and timing, and we’ll involve you as needed for final placement decisions and finishing details. Because the project was thoughtfully developed upfront, construction is organized, predictable, and focused.
