The Design-Build Difference
The design-build process can be distilled to one essential detail; a single point of responsibility for the entire project. With fewer fingers in the project “pie,” a well-curated design build process ensures that each project, from additions and full home remodels to ADU’s and custom homes, is managed seamlessly. Design-build is naturally suited to residential construction where clients need to live their lives and want to realize the potential of their homes and property in the shortest amount of time possible.
We coordinate the creative design with any technical needs such as engineering, surveying or geotechnical evaluation to ensure that we are adhering with local code requirements and building a safe, long-lasting structure as well as a beautiful home. We continually monitored the design phase to ensure timely progress. Real time recommendations are provided to enhance the project development and design. We engage our trade partners, suppliers, vendors, and other industry professionals so that comprehensive and detailed specifications and selections can be considered. We submit, monitor and coordinate with municipalities for permits and inspections. We schedule, manage and QC every phase of construction.
Overall, when creative design and experienced construction management are melded very early in the building process, the result is a beautiful, efficiently completed, on-budget design-build project.
The “traditional” process (in case you are interested)
The traditional design-bid-build process requires you to engage different professionals and disciplines from designers, architects, draftsmen, plan runners, surveyors, engineers and eventually contractors. Each of these entities will have their own costs and operate on their own schedules. They may or may not work and interact well with each other. It’s a labor, budget and time intensive process more suited for government and commercial projects where full departments often oversee each step of the process.
Specialty Design Build is a Design-Build Remodeling, Addition & Expansion, and ADU Contractor. We believe in the design-build difference because having the design and construction professionals working on the same page from the very beginning of the project results in a faster, more organized, and streamlined process.
Sheen Fischer, the founding owner of Specialty Design Build, has been designing and building homes, additions, and ADUs in San Diego for over two decades. Having been through the process countless times, we have a developed a proven process of our own.
Working with Specialty Design Build means that you will be working with us from the design phase to the finished product. We only build projects we have designed and only design plans we’re going to build. The reason we work this way is primarily to benefit you, the client. We have seen that working with a design-build firm all the way through your project will save time, money, and lower overall project stress.
Even if you don’t end up working with us we highly recommend working with a full-service design-build contractor like Specialty Design Build.
A Smoother Process
The advantage of working with a design-build contractor, like Specialty Design Build, is that it produces a much more cohesive and efficient project from start to finish with typically faster design and construction phases due to the integration of the two.
Budgeting
Budgets for all phases of the project can also be controlled more readily due to having fewer fingers reaching into the budget pie. This process can apply to any size remodeling project—smaller, more intimate kitchen or bath remodels as well as large-scale full home improvements and room additions.
Time Efficient
In today’s fast-paced world, the sleeker, more efficient, and affordable alternative is a design-build approach to home remodeling. In Specialty Design Build’s design-build process, we begin the management of all phases of the project from the first meeting.
The Difference
During the early phases of the design process, we engage our trade partners, contractors, vendors, and other industry professionals so that a comprehensive and detailed budget will be ready at the completion of the design. During our design-build process, we coordinate with the designer, architect, and engineer to ensure that we are working to keep the project on budget while still staying true to the design as much as the budget allows. If we see that the specifications of the project are exceeding the budget parameters, we can put the brakes on the process and meet with you to examine alternative means to design the project that will help to meet the budget goals.
Award Winning
Over the years, Specialty Design Build has received awards for remodeling excellence from a variety of distinguished organizations.
