Project Development is where we define the project and bring the design, details, and budget together before construction begins.

Why can’t you just give me a bid?

Because we don’t know exactly what we are building. Early in the process, we may understand what you want to accomplish, but most decisions that affect the investment haven’t been made.

Before you build it, build it on paper. Planning cannot eliminate surprises hidden inside walls. But it can reduce avoidable surprises and delays caused by incomplete plans and decisions that were never made.

Project Development defines the project first, so the construction budget is based on real decisions, not assumptions.

Clarity Before Construction

Project Development is a collaborative process. We’ll listen, ask questions, investigate constraints, and guide the decisions that shape the project. Together, we’ll turn what you want to accomplish into a clear plan for what we’ll build.

Define the problem

Think about what the project needs to accomplish.

You may know what isn’t working, but not the best way to fix it. Defining the problem first helps ensure your investment solves the right problem, not simply the most obvious one. We’ll talk through what you want to preserve, what you want to change, and what you hope life will look like when the project is complete.

You’ll clarify the goals and priorities that will guide the decisions ahead and keep the project focused on what matters most to you.

Understand constraints

Learn what is possible, practical, and worth pursuing.

Every project comes with constraints. Building codes, site conditions, existing structures, utilities, and other requirements can all shape what is possible.

We’ll document the home and site, verify applicable requirements, and identify issues that need further investigation. This includes confirming property lines, setbacks, and easements. Our work can uncover limitations, but it can also reveal opportunities, including additional usable space.

You’ll gain a clearer picture of what can be built, what challenges need to be addressed, and what professional consultants may be required. As the project develops, we’ll also check it against the expected investment range.

Understanding constraints early helps prevent expensive and time-consuming dead ends.

Shape the right solution

Turn what we’ve learned into a design that works

Once we understand your goals and the project’s constraints, we’ll use what we’ve learned to develop an initial concept. The design begins with your priorities, not a predetermined solution.

We’ll review the concept together and refine it through your feedback. Preliminary floor plans and 3D visualizations, where useful, give you something real to see and respond to.

This is where design experience matters. Thoughtful decisions about layout, flow, natural light, storage, and the use of existing space help us solve problems intelligently within the project’s goals and constraints.

Bring it all together

Finalize decisions, plans, scope, and budget.

Once we establish the initial concept, we’ll work together to develop one clear, coordinated project. A construction project involves more decisions than most homeowners expect, and a decision in one area can affect everything else.

We’ll guide those decisions in a logical sequence. We refine plans, make selections, and coordinate professional expertise as needed. Each decision becomes part of the developing plan.

A disciplined process makes the work feel manageable. By the end of Project Development, we’ve made the key decisions and incorporated them into agreed-upon plans and a clearly defined scope. You’ll have a complete written description of the work, including materials, construction details, and any remaining allowances.

With those decisions in place, we can complete the construction budget and bring everything together in a construction agreement. We’ll review the agreement with you and, once you approve it, prepare for permitting and construction.

You’ll understand what is being built, how the budget was developed, and what happens next.

How to Get Started

Talk With Sheen

Begin with a short call about your project. You’ll talk directly with Sheen about what you’re considering and what you’d like to accomplish.

Meet At Your Home

We’ll meet at your home to better understand the project. We’ll listen to what you’re trying to accomplish, walk the home and property with you, and begin exploring the opportunities and considerations that may shape the project.

Understand Your Next Steps

We’ll follow up with a Strategic Project Summary that captures our understanding of your project, our initial observations and recommended approach, and a preliminary construction investment range. From there, you’ll have a clear understanding of what comes next.
